Ongoing Project Updates

The following only includes contracts or projects that are performed either at a six month or twelve-month interval. Monthly executed contracts are only reported when a new yearly contract is signed, like grass cutting, pools/spa maintenance and similar type.

Below are the updates as of April 20, 2025

Contracts

  • Currently ongoing insurance policies renewal, final proposal and payment due by May 1, 2025. Cash requirements projection done.
  • A contract was signed for the painting of buildings 25, 26, 32, 33, 34, 35, 36, and 37. The cost inclusive of railings where necessary, is estimated at $71,380.00.
  • An agreement was signed with FPL (Florida Power and Light) for the replacement of our 57 streetlight lamps. No upfront cost, work will be done in about 4 months.
  • Building of access ramps to the clubhouse in agreement with building code and ADA (American Disability Act) requirements. Work will be done over the summer months.
  • Renovations to the reception area of the office, inclusive of the accounting office and the replacement of the counter, work currently on-going. Portion of cost covered by insurance settlement for water damage sustained more than 2 years ago.
  • Blackening of the asphalt surface in the central alley. Work expected to be done by the first week of May.
  • Install summer flowers in the bed at the northeast end of the exit way. Job completed April 16, 2025.

PROJECTS

  • On completion of the access ramps, we will evaluate the need to install railings and complete the surrounding area.
  • Perform the required annual survey of all our fire extinguishers in accordance with fire marshal requirements.
  • Perform corrections mentioned in the fire marshal inspection of the property. So far, railing issues are one of the main elements. Owners, please advise the office if such a situation exists. If you rent, make sure your renter understands this requirement. Another main issue is people having too much furniture on their landings or entryways, blocking easy access to the fire extinguishers.
  • Trim larger trees for the hurricane season.
  • If the budget allows, renovate the office conference room restroom.
  • On completion of the blackening of the asphalt contract, our staff will do the remaining blackening of the asphalt.
